Agricultural Land Leases  

Sturgeon County leases agricultural lands to support local producers and maintain productive use of suitable parcels. This may encompass some roadside ditches or undeveloped government road allowances as well.

Other Lease of County Owned Lands   

In addition to agricultural leases, Sturgeon County occasionally leases land for other purposes, including storage, access, and temporary activities. Lease opportunities are subject to County review and must align with land use policies, safety requirements, and public interest considerations.

Expressions of Interest to Purchase    

Individuals or businesses interested in acquiring County-owned land may submit an expression of interest. Proposals are evaluated based on factors such as land use compatibility, benefit to the community, and alignment with County planning objectives.

Not all municipal lands are available for sale, but the County welcomes formal inquiries. To learn more, please contact Land Services.

Offer to Purchase

Application is hereby made under the provisions of the Municipal Government Act Sec. 70 and any other applicable statutes, and any applicable Sturgeon County Policy Re: Land Transactions, and in accordance with the supporting information submitted herewith and which form part of this application.

Note: County land is sold “as is, where is” and all costs associated with the sale, including survey costs and land titles fees, shall be borne by the party acquiring the land.

Submission Requirements

  • Completed Offer to Purchase Form
    Completed in full and signed.
  • Land Title Certificate
    Searched within 30 days prior to the application.
  • Deposit and Application Fee
    Minimum 10% deposit required.
    • Application fee is $250 per the Fees and Charges Bylaw (subject to change)*
    • Note: This fee excludes 3rd party services (i.e. real estate agent and surveyor costs).

Other Potential Application Requirements

  • Real Estate or Agent Services
    • The services of a real estate or land agent may be required.
    • These costs are the purchaser’s responsibility to pay.
  • Market Value Appraisal
    • And appraisal to establish the market value may be required.
    • The costs of an independent appraisal shall be the purchaser’s responsibility.
  • Plan of Survey and Consolidation Plan (if applicable)
    • The services of an Alberta Land Surveyor may be required.
    • Costs accrued for the surveyor’s services are the purchaser’s responsibility.
    • Sturgeon County will not be involved in such transactions.
  • Drawing or Site Plan Sketch
    A detailed drawing or sketch of the proposed layout may be required to be provided.

Sturgeon County’s Crossing and Utility Line Assignment (ULA) program provides a one-window approach for industry to obtain approvals for utility crossings and temporary access over County lands.

Tax Recovery Properties    

Each year, properties with unpaid taxes may be offered for sale through a public auction process in accordance with the Municipal Government Act. Tax recovery properties present opportunities for redevelopment or investment. Properties are sold “as-is” and potential buyers are encouraged to conduct due diligence in advance.

Legal Road Closures     

Sturgeon County processes road closure applications when portions of undeveloped or surplus road allowances are no longer needed for public access. Road closures may lead to land consolidation or sale but require formal review, public notification, and Ministerial approval under the Municipal Government Act.

Application is hereby made under the provisions of Section 22(1) of the Municipal Government Act and in accordance with the supporting information submitted herewith and which form part of this application.

Submission Requirements

  • Completed Road Closure Application Form
    Completed in full and signed by adjacent registered landowner(s) or person authorized on their behalf.
  • Land Title Certificate
    Searched within 30 days prior to the application. If the adjacent parcel is titled to a company name, you will also be required to provide a Corporate Registry. These documents can be obtained at any Provincial Registry Office or online at www.spin.gov.ab.ca.
  • Drawing or Sketch of Road Closure Location
    Provide a detailed drawing or sketch of the road closure location and area.
  • Application Fee
    Application fee is $2,500.00. Note: this fee excludes 3rd party services (i.e. land agent and surveyor costs).

Other Application Requirements

  • Land Agent Services
    You will require the services of a land agent of your choice or Sturgeon County will assist in finding one for you. The land agent costs are your responsibility to pay to the land agent. Sturgeon County will not be involved in such transactions.
  • Plan of Survey and Consolidation Plan
    You will require the services of a Alberta Land Surveyor. Costs accrued for the surveyor’s services are your
    responsibility to pay to the surveyor. Sturgeon County will not be involved in such transactions.

Encroachment Agreements    

When private improvements (such as fences, driveways, or buildings) extend onto County land, the encroachment may either be required to be removed, or an encroachment agreement may be required to formalize and manage the arrangement. These agreements clarify responsibilities, protect public interests, and ensure continued access for municipal use and maintenance.

Encroachment Agreement Application

An Encroachment Agreement is a written confirmation between the County and an owner of a property, in which the agreement allows a structure that encroaches onto land that the County holds interest, to remain in place.

    Searched within 30 days prior to the application. If the parcel is titled to a company name, you will also be required to provide a Corporate Registry. These documents can be obtained at any Provincial Registry Office or online at www.spin.gov.ab.ca.
  • A copy of the Real Property Report
  • A separate document stating all the names to appear in this agreement
    (If not provided, the name(s) from the land title certificate will be used)
  • A copy of the Compliance Certificate Report

  • Completed Encroachment Agreement Application Form
    Completed in full and signed by all registered landowners or person authorized on their behalf.
  • Land Title certificate

  • Site Plan and Drawings to clearly show the property line and distances from the property line to the furthest projecting point of the proposed encroaching structure

Sturgeon County is committed to the responsible management of reserve lands to ensure they continue to benefit residents, the environment, and future generations. Reserve lands – which include environmental reserves, municipal reserves, school reserves, and public utility lots – are managed in accordance with provincial legislation and County policies. These lands are preserved to support community needs such as recreation, natural habitat protection, public infrastructure, and sustainable development.

Sturgeon County works carefully to balance growth with environmental stewardship, ensuring that reserve lands are maintained, protected, or developed in a way that serves the best interests of the community while respecting ecological integrity.
