The lands surrounding the Villeneuve Airport (ZVL) serve as a major employment area and are prime for new commercial and industrial investment. The airport area has tremendous intermodal road, rail, and air infrastructure, and innovative businesses already onsite.
The airport is a key regional economic asset and planned development in this area will bring investment and greater prosperity to the region. There is huge potential for the area to support more than $1.8 billion in regional economic growth and diversification, and more than 1,750 new jobs by 2044.
The Villeneuve Airport Area Area Structure Plan (VAA ASP) sets development policies, defines infrastructure requirements, and provides greater certainty for new investors. The plan carries out the direction of the Villeneuve Airport Area Master Plan (VAAMP), which provides an overall vision for future development in the area. The VAA ASP creates future-ready development strategies and allows us to create opportunities for the future to take flight in Sturgeon County.
Where are we now?
Sturgeon County will submit the VAA ASP to the Edmonton Metropolitan Region Board (EMRB) for review and approval in early 2023.
Council provided second reading on Aug. 24, 2022, for three proposed bylaws that would establish the VAA ASP. These bylaws and related land use planning documents must be sent to the EMRB for review as part of the Regional Evaluation Framework process, which is required under the Municipal Government Act. This process evaluates if new area structure plans are consistent with the EMRBs Regional Growth Plan.
The application is consistent with the Regional Growth Plan, and we look forward to the EMRB approving our plans to support the Villeneuve Airport area’s future economic potential.
